Our New Senior Property Manager

Welcome to Whitney Beatson – Our New Senior Property Manager. 

 

We are pleased to announce that we have secured the services of Whitney Beatson as our new Senior Property Manager. Whitney has joined us to head up our Property and Asset Management Team. Whitney comes with an outstanding track record of delivering excellent customer service and has a wealth of experience gained from holding senior positions in some of London’s most well-known agencies.

 

In addition to heading up our Property and Asset Management Team, Whitney will be keeping our clients fully up to date with the ever-changing landscape of regulation and compliance. New requirements for landlords to fill are constantly being updated and the fines and action from local authorities have never been at a greater level. One such measure is the recent announcement of mandatory Electrical Safety Certificates, much in the same way Gas Safety Certificates are used.

 

 

New Electrical Safety Regulations

 

Landlords will need to ensure electrical installation inspections and testing are carried out by qualified inspectors for all new tenancies in England from 1 July 2020 or from 1 April 2021 for existing tenancies. Upon request, a landlord must be able to produce the paperwork within seven days. Landlords must also supply a copy of the last report to any new tenant before occupation or any prospective tenant within 28 days of a request from the prospective tenant. Under these regulations, local housing authorities have the power to arrange remedial action and enforce fines of up to £30,000 and/or banning orders for landlords who do not comply.

 

By producing an electrical safety certificate, you and the tenant have proof that all the electrics within a property are of a good standard and safe to use upon moving in. Madley will contact you shortly to arrange this compulsory test for your property and your continued compliance.
