We minimise our landlord’s void periods!
We work extremely hard to make sure that our landlord’s properties are let as quickly as possible, for as much rent as we can get and with minimal void periods, and the recent statistics released by Goodlord show that our hard work is paying off. Compared to the national average void period between tenancies of 20 days, Madley’s average void period is just 4 days! This means that with our average rent being £440 per week, we are saving the landlord’s on average £1002 each year. This shows that in order to maximise yields it is not only important to achieve a good rent but to reduce the time between tenancies as much as is practically possible.
In order to achieve the maximum rent in today’s market, the importance of a well-furnished property was evident in September, with numerous properties being let for over the asking prices as tenants fought over “Instagram worthy” new build properties in areas such as Canary Wharf and The City. Our Lettings teams have had three record months for new lets and we are now already working on December stock. We have a high level of demand for properties available now and in the coming 6 weeks. If your property is due to come available and you haven’t yet secured new tenants, please contact me.
