Close to transport links

The property MUST be close to key transport links, companies rent out of the need for convenience, so long commutes are a massive no.

If you are an investor who is looking to purchase with the aim of letting to corporate tenants, try to stick to areas that are walking distance to main offices of large employers such as banks, tech companies and other so-called “blue chips”. If this is out of budget then aim for areas that have quick and easy transport links to such locations. Areas such as Canary Wharf, Aldgate and London Bridge and South bank are ideal. Security & Fitness Facilities

The development should have facilities such as 24-hour concierge, security and ideally gym and other fitness facilities.

Convenience is key for corporate tenants, if the occupiers can enjoy the perks of fitness facilities on-site as well as concierge service and perhaps on-site shops and bars, it makes for a more hotel-like experience. Concierge service is also vital to allow easy changeover for the occupiers and access to services such as cleaners or maintenance.

Fully Furnished Property

The property MUST be fully furnished to a high standard including electrical items such as a TV and entertainment system.

To appeal to corporate tenants, your furnishing must be styled with top executives in mind and as close to hotel standards as possible. Electronic equipment such as docking stations, smart TV and good wifi service is also essential along with coffee makers and good quality appliances.
